Minimum Subdivision Requirements
Woodland Manor Declarations of Restrictions are the
guidelines for Woodland Manor Subdivision.
Complete set available for review.
§ Stucco front and 3 car garage are required
§ Architectural Control Committee (ACC) require 2 complete sets of house plans, plot plan including elevation, existing and proposed grades and materials list for exteriors to be used. These must be approved and signed before construction can begin.
§ Landscaping plans must be approved by the ACC.
§ Home exteriors must be finished within 90 days. Including landscaping, sod, driveway, guttering, and sidewalks. No credit to buyers for landscaping credit will be approved. Minimum of $1,500 landscaping allowance, city required trees are not to be included in landscape allowance. City street trees will be the responsibility of the developer.

Minimum add on heat pump required.

Minimum of
2½’ of painted foundation exposed on any side, minimum of 12" of concrete
showing at garage door posts.

No speed lap will be approved.

House plans
submitted with exterior chimney though the roof must have foundations and black
cap. Foundations for rear exhaust are not required.
§ Decks shall be constructed out of cedar or better with 6x6 cedar posts. All exposed treated wood will be covered with Cedar. Decks and fences must be approved by the ACC.
§ All roofs will be a Timberline type weathered gray 40-year shingle.
§ Builders are required to install and maintain silt fences, gravel driveways, and trash receptacles. on all lots, during the construction process. Any expenses paid by developer due to builder non-compliance will be subtracted from the builder's deposit.
§ Builders are required to install all sidewalks to city code. Lots that require two sidewalks, (corner lots) builder is required to install both sidewalks.
§ All exterior paint color selections are subject to developer approval. Buyers agree that they will provide a paint board selection sheet to the sales office no later than 30 days after a roof is put on home. If the subject property is a spec home then the paint board selection sheet will be provided no later than 10 days prior to paint. Buyers also acknowledge it will be entirely their responsibility to determine with their builder when exterior will be painted.
§ There is 1 uniform fence in Woodland Manor that the developer will approve. It is a 5 foot cedar board on board fence. Prior to installing fence an approval MUST be obtained by the developer regarding location etc.
§ Final approval of outside builders will be a the sole discretion of Woodland Developers LLC.
